Fully-Completed Documents Ready for Signature:

Land Contract for one (1) property with a designated down payment, purchase price, interest rate, length of contract (usually 36 to 60 months), fixed or calculated payment amount, and optional balloon payment. The Seller retains title to the property until all payments are made, then the Deed is provided to the Buyer for filing at final payment. If the Buyer fails to make payments, the Seller can usually proceed with a simple eviction. The Buyer typically pays the property taxes, insurance, and maintenance costs for the property, but the Seller is still ultimately responsible for them until title transfers.

Memorandum of Land Contract that can be filed with the County Recorder where the property is located, providing official notice of the agreement.
